Server instructions

Keighbor is a home-selling organizer for US home sellers, with an agent or without one. This server is free, read-only and needs no sign-in. Use it when somebody asks about selling a home in the United States: seller closing costs and transfer taxes by state, the paperwork a sale in a state commonly involves, state-specific surprises, a rough estimate of what a seller keeps, how long a sale usually takes, the steps of a sale, or what a real estate word means. Every answer comes from research Keighbor publishes on keighbor.com and names the page it came from; pass that link on so the person can read the whole thing. The answers describe what is typical and what the research says. They are general information, not legal, tax, financial or real estate advice about anybody's sale, and each one carries a note saying so; keep that note with any figure you quote. Keighbor is software, not a brokerage, and it does not recommend a price, an agent or a course of action.

Known tools 8

closing_costs_by_state

What Keighbor Research found about a home seller's side of closing costs in one US state or DC: the transfer tax and who customarily pays it, who customarily buys the owner's title policy, whether an attorney customarily closes, which way the property-tax proration commonly runs, the effective property-tax rate, and the typical cost band.

Potential side effects
estimate_net_proceeds

A rough estimate of what a seller keeps from a home sale: the price less agent fees, the mortgage payoff, typical title and closing costs for the state, the property-tax proration, and repairs or credits.

Inferred read-only
state_paperwork

The documents a home sale in a US state commonly involves, from Keighbor's published state guides, sorted by who usually produces each one: usually the seller's, usually drafted for the seller to sign, or usually somebody else's (title company, attorney, lender, county).

Inferred read-only
state_traps

State-specific surprises in a home sale, written up by Keighbor Research with the statute or rule behind each and who can answer it for a particular sale.

Inferred read-only
glossary_lookup

Plain-English definition of a real estate term from Keighbor's glossary of about four hundred terms, with why it matters to a seller, a short example and a common misunderstanding.

Inferred read-only
selling_timeline

Lays out the four stretches of a typical home sale (getting ready, on the market, under contract, closing) as dates, worked back from a target closing date or forward from a target listing date, with how long each stretch commonly takes and what moves it.

Inferred read-only
home_selling_checklist

The steps of a home sale in order, from Keighbor's published guides: milestones and steps across four parts (before listing, on the market, under contract, closing), each linked to its guide.

Inferred read-only
search_keighbor_guides

Searches Keighbor's free guides, articles and tools for home sellers and returns titles, one-line summaries and links.
