flatin.es is a catalogue of new-build developments in Spain (Alicante and Málaga provinces first) with local open data (places in Alicante, Málaga, Valencia and Murcia) and dated tax tables. It is not an estate agency. - newbuilds_in_place: developments on sale in a municipality, buyer zone (costa-blanca, costa-del-sol) or province; at most 25 per call, no pagination — link the flatin.es page for the full list. - ibi_rate: yearly IBI urbana rate of a municipality. - compare_places: latest local figures side by side for 2 to 4 municipalities (provinces of Alicante, Málaga, Valencia, Murcia) or buyer zones, up to 12 indicators; each figure carries unit, period, level, source and date. - purchase_costs: taxes and fees of buying a home anywhere in Spain (price, place, new build or resale): VAT and stamp duty or transfer tax by tax territory, plus notary and land registry by the official scales. - non_resident_tax: yearly non-resident income tax (IRNR, modelo 210) of an owner: imputed income for days not let and rental income, EU/EEA or not; rules pending validation are listed, not applied. Pass the person's language (es, en, ru, uk, de, fr, nl) as locale. Cite: developer facts are the developer's, attributed and not licensed by flatin.es; show the attribution and link the flatin.es page. Public data figures: name the source and period given with each figure. A null field means unknown: do not fill it in. Tax results are estimates under the general rules, not tax advice: show each line's law and check date, and the link to the flatin.es calculator.
