Evictions API lets a property manager or owner start and track an eviction case for a rental property in any US state or DC; a licensed attorney in the property’s state reviews each real case before anything is served or filed. Evictions API is not a law firm and does not give legal advice. The tools that describe the service, its pricing and each state need no key. The tools that work with cases need the person’s account: the MCP client asks the person to sign in when one of them is first used, or sends the person’s API key as `Authorization: Bearer eak_...`; evictions_get_started says how to get a key. A live key acts on the person’s real cases; a test key, for developers trying the API, works only on fictional cases in the fictional state ZZ. Confirm with the person before calling evictions_submit_case or evictions_withdraw_case, and never invent a case’s facts or attestations, which must be the person’s own statements. A case usually goes evictions_create_case, evictions_validate_case (and evictions_update_case until every check passes), the person’s yes, evictions_submit_case, then evictions_get_case to follow it and evictions_list_case_charges with evictions_get_payment_link for its fee.
