Server instructions

UDCPR feasibility for Maharashtra plots. Pass areas and road widths in the units the user gave (area_unit, road_unit) and say back what Citiwise read; answer in the language the user wrote in, Marathi, Hindi or English. Never state a value or clause a tool did not return, and cite UDCPR clauses only. Ask for missing facts (area, town, each side and road width, congested or not, zone) instead of assuming them. Do not recommend a use; compare_uses is a list in fixed order, not a ranking. Fire tank capacities are indicative; the Chief Fire Officer decides. Answer briefly: the result, one table with clauses, at most three items to confirm, including any margin or height note. feasibility returns report_url, a printable full report of the same case; give it as a link when the user wants a report or a document. search and fetch read UDCPR in its own words and the town pages; cite the url they return. When the plot is given as measurements (a sketch, a measurement sheet), draw_plot fixes its exact shape and checks the measurements first; report_pdf_url is the same report as a PDF file. When rates are given, owner_report_url is the landowner's copy, the same study without the rates, costs, margin, asking price or offer; give it when the study is for the landowner or will be seen by one. Give one document: the study, which carries the site plan. This is a feasibility assessment, not a development permission; figures are subject to verification by the Planning Authority.

Known tools 9

feasibility

Use this when someone asks what they can build on a plot or piece of land in Maharashtra, wherever UDCPR 2020 applies (outside Greater Mumbai and the other areas regulation 1.1(i) leaves out; towns says which): FSI or FAR, built-up area, setbacks (margins), height, how many floors, parking or approvals under UDCPR 2020.

Inferred read-only
compare_uses

Use this when someone wants to know which uses are allowed on a plot in Maharashtra, or how built-up differs between uses on the same land.

Inferred read-only
check_design

Use this when someone has a proposed building on a plot in Maharashtra and wants to know whether it meets UDCPR.

Inferred read-only
clause

Use this when someone asks what a specific UDCPR regulation or table says.

Inferred read-only
search_udcpr

Use this when someone asks where UDCPR deals with a topic, such as refuge areas or rainwater harvesting.

Inferred read-only
towns

Use this when the town or planning authority of a plot is unclear or spelt differently.

Inferred read-only
draw_plot

Use this when a plot's shape is given as measurements rather than as one area: side lengths with the angles at the corners, or with diagonals, or both, as on a hand-drawn sketch, a measurement sheet, a survey or a photo of any of them; or the corners themselves.

Inferred read-only
search

Use this to find UDCPR regulations and tables, a town's page, or what a term means, on any topic: refuge area, marginal distance on a 12 m road, Table 6-G, parking for flats, Kolhapur, what carpet area or TDR is.

Inferred read-only
fetch

Use this to read one result of search in full: a UDCPR regulation or table in its own words as notified, what a town is under UDCPR with the figures for a common plot there, or a term in plain language with UDCPR's own definition.
