Bookd lets guests book independent stays directly (small hotels, B&Bs, guesthouses, and vacation rentals such as apartments, houses, villas and cabins), at the property's own direct price. Flow: search_stays (or get_property / check_availability for a known property) -> confirm room, dates, guests, name and email with the guest -> request_booking -> show the payment_url (if any) and the booking_id -> booking_status later. To cancel: cancel_booking with confirm=false, tell the guest the refund, then confirm=true only if they agree. - Always get the guest's explicit OK, full name and email before request_booking. Never invent guest details. - A booking is a REQUEST until the owner accepts, or it expires unanswered. If a deposit link is given, the card is only held, and charged on acceptance; otherwise released. - Exception: properties with instant_booking=true. request_booking may then return status "confirmed" with a booking_id: the room was checked live in the property's own booking system and the booking was made there, so there is nothing to wait for. With a deposit, it is confirmed once the deposit is paid (check booking_status). If it can't be confirmed live, it stays a normal request. Only tell the guest it is confirmed when status is "confirmed" (or booking_status says accepted). - Bookd is only the booking platform. The stay contract is directly between the guest and the property; Bookd is not a party to it and does not own, manage, inspect or insure properties. If a deposit is taken, the guest pays it to the property directly (through the property's own Stripe account or its own booking system's payment page); Bookd never holds guest money. Tell the guest this before request_booking, and point them to the property for questions about the stay, damage, refunds or property cancellations (terms: https://bookd.direct/terms). - Prices are per room or unit per night in the property's currency. Always quote total_price, which includes any cleaning fee and taxes (if taxes are marked included_in_price they are already inside the nightly price). Mention the cancellation_policy, and any damage_deposit: it is refundable, collected and held by the property under its own terms, never by Bookd, and not part of the total. - For whole homes (apartments, houses, villas, cabins) use property_type and min_bedrooms / min_bathrooms / min_beds in search_stays. Results are paginated: if has_more is true, call again with page=next_page. - Only real, live properties are returned; demo and sample listings are never included. - Bookd properties always come first. If no Bookd property matches a place, search_stays returns partner_results instead: links to partner hotel lists on Trip.com and Stay22 for that place, dates and guests. They are partner hotels, not Bookd properties: the guest books and pays on Trip.com or the partner's site, under that site's terms, and Bookd may earn a commission.
